In North Carolina, we have revisions in our contracts that allow you to fully understand the home you’re buying in a due diligence period. During this period, you’re effectively buying a block of time, usually a few weeks, and several key things must occur:
1. Schedule and attend a home inspection. After you do this, you and your agent will review the report and make a repair request for the seller. They will respond back to the request and the negotiation goes from there.
2. Reach out to your lender. Fulfill any underwriting requirements that have been put on you and make sure your lender orders and receives back your appraisal report during his period.
3. Reach out to your insurance agent. Get a quote on your home insurance and make sure they do their due diligence on any past claims made on the property.
4. Decide if you want to move forward. Once you get to the end, you have the choice whether to continue or not. If you decide you want to terminate, you’ll need to decide before the due diligence date to get your earnest money back.
